ESSENTIALS PLAN
The Essentials Plan is designed to ensure you have regular online updates on your property, preventing issues from being unreported. In short-term-rentals, things like leaky faucets, no verification of filter changes, and stopped-up drains eventually become expensive. We stay on top of things to give you peace of mind.
Initial Site Visit (ISV)
Inventory: Complete and thorough inventory of the home (furniture, appliances, bikes, lamps, etc) - whether it is for insurance purposes, appliance maintenance and parts replacement, or loss prevention, ShortStay will have you covered - and will supply photos!
Specs: We will collect all model numbers of appliances, wattage and brands of light bulbs, filter sizes (refrigerator, AC), garage door openers…the list goes on. When something breaks down, you will have the specs of the item and in almost every instance, a photograph that we take during the ISV.
Floor Plan: We will provide an electronic floor plan with dimensions of each room. This is useful for some county ordinance compliances, for future sale of your property, or even if you just wish to purchase furniture and need dimensions!
Internet Heat Map: This is a unique service provided by SSGuardians. We test the internet throughout the home, provide a map of signal strength, and can facilitate necessary upgrades. Whether you are visiting or you advertise wifi - we can make sure you have dependable and the best signal available!
Full and True Condition Report: Everything is checked and minor repairs are done during the 1st visit! Clogged drains, loose doorknobs, carpet or furniture stains, stumped windows, electrical outlet function, caulking, paint condition, refrigerator coils…for sure, the list goes on and on…you will receive photos, and we even take care of many minor issues during the ISV!
Monthly/Quarterly/Biannually
A Preventive Maintenance Schedule will be in place to check specific items on a monthly, quarterly, or bi-annual frequency. While most items are standard in homes, we make sure to identify anything unique to your property and add it to the Preventive Maintenance cycle.
Necessary Repairs: Your Home Advocate will generate a report after each visit with suggestions on any repairs or services necessary. Of course, there is no obligation to use ShortStay Guardians to perform the services, however, your Home Advocate does accompany any service providers that are sourced through us - consider the reliability and value of having us present!
Light Bulb Replacement (INCLUDED): Standard light bulbs are included in our Essentials Plan. Since we collect the information in the ISV, we carry inventory at no extra fees for replacement (except for “specialty” lighting).
Air Filters (INCLUDED): Replaced on a monthly or quarterly basis, adhering to brand and AC manufacturer recommendations. (There are infrequent instances when air filters are a custom size or a specific brand is preferred, in which case the cost will be passed to property owner). In any case, we do NOT replace filters with the “low-cost unbranded special” in order to protect one of the more expensive items in your home.
Water Filters for Refrigerator (INCLUDED): Replacements are needed when the warning light comes on. We include replacement as part of the service with no additional cost to you!
Internet Heat Map: We perform a scan annually. You will receive a report so it may be compared with the previous scan. Of course, we can facilitate necessary upgrades!
